WESTMERE / FIELD NOTES

Less noise.
Better questions.

Notes about decisions that deserve more thought than a social-media market update.

01 / SELLING

The work a seller should do before choosing a list price.

A sensible list price isn't the first decision. First establish what comparable homes have actually sold for, which alternatives buyers can choose today, and where your property may disappoint an otherwise qualified buyer. Only then assess whether preparation spending changes the likely outcome enough to justify its cost and delay.

Ask an agent to show the evidence, explain where it is thin, and distinguish asking prices from achieved sales.

02 / RELOCATION

Thornbury, Craigleith or Collingwood? Start with daily life.

The picturesque version of a location is not always the everyday one. Try the morning drive in January, the grocery run in November, and the route to people you see every week. Some households will prize proximity to skiing. Others will trade that for walkability, services and easier year-round use.

03 / SECOND HOMES

Would you still choose this property in November?

Before buying a second home, consider the season when it's least glamorous. What does it cost to heat, secure, maintain and reach? How will you use the home if your family's routines change? A four-season property should work beyond the handful of weekends when it photographs best.

For a property with potential rental uses, obtain address-specific verification of the current rules rather than relying on an advertisement's income projections.
